Yandex’s proptech platform Domiland has unveiled a new subscription service that lets residents of apartment complexes manage their buildings via voice commands through the AI assistant Alice. The features include remote intercom control from a smartphone and hands-free interaction with building systems. For property management companies, the subscription offers a fresh revenue stream without increasing service fees.

The service is currently live in residential complexes developed by A101, serving nearly 20,000 apartments. Domiland aims to unify apartments, buildings, and urban infrastructure into a single digital ecosystem, extending beyond traditional resident apps to cover everything from maintenance requests to utility payments.

  • Revenue sharing model allowing property managers to keep up to 80% of subscription profits.

This move reflects a global push toward housing as a service, enhancing resident convenience and engagement with their homes and management companies alike. Domiland’s service promises to boost tenant satisfaction and generate new income channels for management companies without raising utility costs-a key concern amid tightening budgets.

The subscription is activated through the Domiland app using a Yandex ID. The first month is free for Yandex Plus subscribers, with a monthly fee of 199 rubles thereafter. Yandex plans to roll out new features and services to keep modern residential management smart and user-friendly.

Domiland competes with other smart home and proptech platforms globally, offering deep integration with Yandex’s suite of services. Unlike Apple’s HomeKit or Google’s Nest, which focus mainly on individual homes, Domiland targets multifamily residential complexes with features tailored to large-scale property management. This approach taps into the growing Russian real estate market where digital tenant services are still emerging.

With this subscription, Yandex positions Domiland as a hybrid smart home platform and property management tool, blurring lines between convenience and operational control. The key to its success will be expanding the number of integrated buildings and refining voice interaction capabilities. How quickly residents adopt voice control and whether management companies see meaningful financial benefits will determine if this model gains traction beyond initial deployments.
